About Veramendi

Veramendi is a large master-planned, mixed-use community on the west side of New Braunfels, in Comal County, Texas. Spanning roughly 2,400 acres along the State Highway 46 corridor with frontage on Loop 337, it is being developed by ASA Properties in partnership with the Word-Borchers family, longtime owners of the historic Landa and Word-Borchers ranch land on which it sits. At full build-out the community is planned for about 6,000 homes, with more than 480 acres set aside as parks and green space, and it already counts over a thousand homeowners.

The community takes its name from Juan Martín de Veramendi, an early Texas political figure who served as the first alcalde of San Antonio and later as governor of Coahuila y Tejas; his 1831 land grant underlies the Comal tract on which New Braunfels was founded in 1845. That history is reflected in the preserved ranch land and open space woven through the development.

Existing amenities center on The Ledge, an outdoor amenity area with a pool, splash pad, playground, and covered grill pavilions, along with five neighborhood parks, a welcome center with a café, and a system of paved and natural hiking trails. Additional amenities are under development, including The Outlook, a planned resort-style pool and sports-court complex, and Word Park, a planned regional park of roughly 76 acres.

Veramendi is governed by a homeowners association and served by New Braunfels Independent School District, which opened Veramendi Elementary within the community in 2017. With access via Interstate 35 at Loop 337, downtown New Braunfels is only a few miles east and San Antonio roughly 30 to 35 miles south, placing the community within reach of both metro areas from the Hill Country.
