The neighborhood covers approximately 0.201 square miles in the 78705 zip code, approximately 1 mile north of the University of Texas at Austin campus and less than 2 miles north of downtown.
The neighborhood's development is rooted in Penn Place, a residential subdivision created by Ada Caroline Read Penn (1867-1955). After her husband Judge Robert Penn died in 1909, Ada subdivided a ten-acre property on West Avenue into 40 lots and designed homes herself after enrolling in night drafting classes. Homes were built from approximately 1912 through 1928, with specific documented builds at 901 W 31st Street (circa 1912), 700 W 32nd Street (circa 1922), and 3108 West Avenue (circa 1923). The neighborhood today features a mix of original Craftsman-style bungalows, farmhouse-style homes, colonial revivals, and modern construction.
