About Parten Ranch
Parten Ranch is a 532-acre master-planned community in southwest Austin, Texas (Hays County, 78737), located on FM 1826 approximately 3 miles from Austin's southwest city limits and approximately 9 miles southeast of Dripping Springs. The community is developed by Blake Magee Company, an Austin-based land development firm with over 40 years of experience and more than 30,000 single-family lots developed in the Austin and San Antonio areas. The property was formerly a working goat ranch belonging to the Parten family, dating back to 1896. Two seasonal creeks run through the property, and century-old oak trees have been preserved throughout the development.
Three builders offer homes in Parten: Highland Homes, Taylor Morrison, and Perry Homes. Home sizes range from approximately 2,300 to over 5,000 square feet across 65-foot, 75-foot, and 85-foot lot-width options. At buildout, the community is planned for up to 575 homes across 10 sub-communities, with Phases 1 through 7 open and Phase 8 and a final phase under construction. Perry Homes offers 65-foot lots starting from the $890s. Wrought iron fencing throughout the community maintains open Hill Country views, and every home backs up to green space.
Parten is not a gated community. The HOA is managed by KiTH Management Services, with assessments of approximately $225 per quarter. The community is located within a Municipal Utility District, with a property tax rate of approximately 2.7 percent. Developers agreed to leave a minimum of 80 percent of land uncovered by impermeable surfaces, preserving a green, low-density character. The community is served by Dripping Springs Independent School District.
