About Cherrywood
Cherrywood is a Central East Austin neighborhood bounded by Interstate 35 to the west, Manor Road to the south, Airport Boulevard to the east, and Wilshire Boulevard to the north. The neighborhood takes its name from Cherrywood Road, the major north-south corridor through the area, formerly known as Chestnut Street. Cherrywood encompasses several older subdivisions including French Place, Delwood, and Wilshire Wood.
The area's residential character formed primarily during the post-World War II building boom of the 1940s and 1950s, when houses and businesses replaced former ranch and agricultural land and parks replaced former peach orchards. The first modern subdivision in the area was the Dancy Addition in 1887, but most of the current housing stock dates to the mid-twentieth century. Homes are predominantly pier-and-beam bungalows, ranch-style houses (some with native limestone exteriors), and two-story stucco duplexes. Most homes range from 900 to 1,500 square feet on lots of 0.11 to 0.38 acres. The majority of properties are zoned SF-3, which permits a home plus an accessory dwelling unit or a duplex on a 7,000-square-foot lot.
The Cherrywood Neighborhood Homeowners Association, formed in 1990, covers five plats with approximately 250 households. Membership is voluntary for most residents. A separate voluntary organization, the Cherrywood Neighborhood Association (CNA), coordinates community events and advocacy for all residents. Cherrywood borders the Mueller development to the east, a 700-acre mixed-use community built on the former Robert Mueller Municipal Airport, which operated from 1930 to 1999. The City of Austin adopted the Mueller redevelopment master plan in 2000. Along the western edge, TxDOT's I-35 Capital Express Central project is expanding the highway; in 2025, Cherrywood residents voted in favor of a noise barrier along the I-35 corridor from 30th Street to 38½ Street.
