About Breakaway Park
Breakaway Park is a 25-acre fly-in airpark community in Cedar Park, Texas — the only residential airpark in the Austin suburbs. The neighborhood was developed in 1977 by Walter Yates, a United States Marine Corps veteran and amateur pilot, who built a private grass runway at the center of the subdivision. The runway was paved with asphalt in 2004-2005 and today operates as Hank Sasser Airport at Breakaway (FAA identifier 40XS), a 3,000-foot by 30-foot private-use airstrip at 897 feet elevation. The airport was renamed in 2014 in honor of pilot John Henry "Hank" Sasser. As of December 2021, 23 aircraft were based at the field — 22 single-engine and one multi-engine — and the airport provides fuel and oxygen services to residents.
Homes in Breakaway Park sit on 1 to 3-acre lots, many with private hangars attached directly to the residence and taxiway access to the runway. Compatible aircraft include single-engine planes like the Cessna 172, Piper Cherokee, Cirrus SR22, Mooney, and Beechcraft Bonanza, as well as light twins. The community is not gated but the airport is private-use, requiring permission to land. Housing styles range from older ranch-style homes original to the 1970s-80s development to large custom estate homes, with sizes ranging from approximately 2,500 to 6,000 square feet. Some lots are zoned for horses, giving portions of the neighborhood a rural character despite being approximately three miles northeast of downtown Cedar Park. Breakaway Park has a homeowners association and homes rarely come on the market.
Breakaway Park is served by Leander ISD and is located in western Williamson County near US 183 and the 183A toll road. Cedar Park amenities — grocery, medical, dining, and retail along US 183 and the 1890 Ranch shopping center — are within a few minutes' drive.
Living in Breakaway Park
Daily life in Breakaway Park is shaped by the airpark. Residents on runway-adjacent lots can taxi from their hangar to the runway and be airborne without leaving their property. The sound of small aircraft is part of the backdrop, and the community attracts a mix of active pilots, aviation enthusiasts, and buyers drawn to the large lots and rural feel. The 1 to 3-acre homesites give the neighborhood a spacious, low-density character that's unusual for Cedar Park, with room for workshops, gardens, and in some cases horses.
Practical amenities are close by. H-E-B, Randalls, and other grocery stores are along US 183, roughly five minutes from the neighborhood. The 1890 Ranch shopping center at US 183 and FM 1431 offers additional retail and dining. Baylor Scott & White Medical Center – Cedar Park and Cedar Park Regional Medical Center are both within a few miles. The commute to downtown Austin is roughly 20 to 30 miles via US 183 or the 183A toll road, typically 30 to 45 minutes depending on traffic.
